What's included in a barndominium build — and what's not.

A per-square-foot number is not an all-in number. Here is exactly what the build price covers, the separate land and site costs it does not, and what Solvara delivers at each phase.

This is where more budgets go wrong than anywhere else: someone hears a per-square-foot number, assumes it is their total, and forgets the land and site costs that sit outside it. So let us put both columns on the table, plainly.

In the under-roof build price

  • Appliances (unless specified), furniture, and window treatments
  • Unusual soil or foundation conditions

This is a planning range for total under-roof square footage — living space, garage, and covered patios/porches combined — based on current scope and assumptions and subject to review. It covers the home build from sub-slab plumbing and up. It does not include land, site work, utilities, septic or well, driveways, or finish upgrades. A precise number requires plans and lender pre-approval — until then, any figure is an estimate, not a quote or guarantee.

What is included in a barndominium build price?
The under-roof build price generally covers the home itself from sub-slab plumbing and up: foundation, structure and shell, roofing, siding, windows and doors, interior finish to the agreed level, and rough and finish mechanical, electrical, and plumbing. Living space, garage, and covered porches are all included under one blended under-roof rate.
What is not included in a barndominium price?
Land, clearing and grading, driveway, long utility runs, septic and well, permits, separate engineering, landscaping, fencing, appliances, and any unusual soil or foundation conditions are all separate from the under-roof build number. These are real costs that get planned alongside the build, not inside the per-square-foot figure.
Is the metal building kit included in the build price?
No. A metal building kit is the steel package alone and is priced separately — it does not include the foundation, finishes, mechanicals, or the labor to erect it. We never blend the kit price into the all-in build cost.
What does Solvara actually deliver?
