Barndominium budgeting · 2026
What a barndominium actually costs.
An honest breakdown — no bait pricing, no 'starting at' games. Here is what a custom barndominium really costs, what those numbers do and do not include, and how to land on a real budget before you spend a dollar on construction.
Updated July 17, 2026
A custom barndominium generally runs $152 to $402.50 per under-roof square foot — turnkey, blended across the 14 states we serve. A metal building kit alone (the steel structure, not a finished home) runs $54 to $75 per square foot. It is a wide span on purpose: the state you build in, your finishes, your size, and your site all move it — and the single biggest lever is your state.
We publish real numbers when most builders will not, because a budget you can trust is the entire point of working with Solvara.
Cost by size
What the number looks like by size.
Because the state drives so much of it, here are the bookends: a lower-cost state and a higher-cost one. Most states fall between these two — your exact state range is on your state page.
| Home size (under roof) | Lower-cost statesTX · TN · GA — $152–184/sqft | Higher-cost statesColorado — $332.50–402.50/sqft |
|---|---|---|
| 1,200 sq ft | $182,400 – $220,800 | $399,000 – $483,000 |
| 1,500 sq ft | $228,000 – $276,000 | $498,750 – $603,750 |
| 1,800 sq ft | $273,600 – $331,200 | $598,500 – $724,500 |
| 2,000 sq ft | $304,000 – $368,000 | $665,000 – $805,000 |
| 2,400 sq ft | $364,800 – $441,600 | $798,000 – $966,000 |
| 3,000 sq ft | $456,000 – $552,000 | $997,500 – $1,207,500 |
Under-roof square footage means living space, garage, and covered porches combined. Figures are size multiplied by the published range — planning estimates, not quotes.
This is a planning range for total under-roof square footage — living space, garage, and covered patios/porches combined — based on current scope and assumptions and subject to review. It covers the home build from sub-slab plumbing and up. It does not include land, site work, utilities, septic or well, driveways, or finish upgrades. A precise number requires plans and lender pre-approval — until then, any figure is an estimate, not a quote or guarantee.
The most common budgeting mistake
A kit price is not an all-in price.
A metal building kit is the steel package alone. The gap between a kit and a finished home is everything in between — foundation, finish, mechanicals, labor, and coordination — not markup. Comparing a kit price to a turnkey price is the fastest way to blow up a budget.
| Kit only (structure) | $54–75/sqft |
|---|---|
| 1,500 sq ft | $81,000 – $112,500 |
| 2,000 sq ft | $108,000 – $150,000 |
| 2,400 sq ft | $129,600 – $180,000 |
| 3,000 sq ft | $162,000 – $225,000 |
The levers
What moves your number.
Pushes cost up
- Higher finishes — custom cabinetry, high-end appliances, premium flooring.
- Tall ceilings, exposed beams, big glass, and complex rooflines.
- Wraparound porches, second stories, lofts, and large garages or shops.
- Difficult or remote sites, poor soil, steep grade, long utility runs.
- Higher-cost states and tighter labor markets.
Keeps cost down
- Simple, efficient footprints and rooflines.
- Builder or mid-grade finishes to start.
- Unfinished bonus or shop space you complete later.
- Flat, cleared, utility-ready land.
- Locking scope before design, so the plan does not outrun the budget.
Sub-slab plumbing and up
What the build price does — and does not — cover.
This is where budgets blow up: someone hears a per-square-foot number, assumes it is their total, and forgets the site and owner costs. Our job is to put every one of these on the table before you commit.
Usually in the build price
- Structure and shell
- Foundation and slab
- Framing, roofing, siding, windows, and doors
- Interior finish to the agreed level
- Rough and finish mechanical, electrical, and plumbing
Planned separately
- Land purchase, clearing, and major grading
- Driveway, long utility runs, power extension
- Septic and/or well
- Permits, impact fees, and separate engineering
- Landscaping and fencing
- Appliances (unless specified), furniture, window treatments
- Unusual soil or foundation conditions
Is a barndominium cheaper than a traditional home?
Sometimes at the shell stage — but not once both are finished to the same standard. The finishes cost the same whether the frame is steel or wood. What a barndominium genuinely wins on is flexibility, clear open spans, and speed to dried-in. In our planning model, a barndominium and a custom home land in the same under-roof range for a given state.
The Solvara difference
How we get you to a real number.
- 01An honest range tied to your size, finishes, land, and state — not a teaser number.
- 02A clear line between the under-roof build cost and the separate site and owner costs.
- 03A design built to your budget, not beyond it.
- 04A path to lenders and contractors when you are ready.
Common questions
Straight answers, up front.
- How much does a barndominium cost per square foot in 2026?
- As a planning range, a turnkey custom barndominium runs about $152 to $402.50 per under-roof square foot across the 14 states we serve, from sub-slab plumbing and up. A metal building kit alone — the steel structure, not a finished home — runs about $54 to $75 per square foot. The single biggest factor in where you land is which state you build in.
- What is not included in a barndominium price?
- The under-roof build number typically excludes land, clearing and grading, driveway, long utility runs, septic and well, permits, separate engineering, landscaping, fencing, appliances, and any unusual soil or foundation conditions. These are real costs that sit outside the per-square-foot figure and get planned separately.
- Is it cheaper to build a barndominium or a traditional house?
- Sometimes at the shell stage, but not once both are finished to the same standard — the finishes cost the same either way. Barndominiums win on flexibility, open spans, and speed to dried-in, not on being automatically cheaper.
- How much of my budget goes to land and site work?
- It varies widely by site and is separate from the build price. It is the most-overlooked part of a budget, which is exactly why we put land, utilities, septic, well, and driveway costs on the table early instead of letting them surprise you late.
- Can I finance a barndominium?
- Yes — commonly with a construction loan or a one-time-close construction-to-permanent loan, the same tools used for custom homes. Not every lender finances barndominiums, so it is worth confirming early. Helping you get lender-ready is part of what we do.
- Why is your range so wide?
- Because it spans 14 states, and the state you build in drives most of it. Pretending the range is narrow would be dishonest. The wide span is the honest starting point — then we narrow it to your state, your finishes, and your project.
