Plan first, always
We start with the plan and the honest budget conversation up front, so the expensive decisions get made on paper, not on the job site.
Why Solvara
Solvara turns a barndominium or custom-home idea into a real plan, a grounded budget range, and a clear path to financing, engineering, and a builder — before you spend the big money, not after. We plan and coordinate the build. We are not the builder, and that is on purpose.
Most people start with a picture in their head and a number they hope is close. Then the process pulls them in five directions that never meet: a designer draws, a lender asks for things the drawings do not answer, and a builder prices something different from what was imagined. Costs drift, timelines slip, and trust erodes.
Solvara exists to close that gap. The value is not just a set of drawings — it is the organized path between a rough idea and a project that is genuinely ready to build, with the hard budget conversations handled up front instead of halfway through.
What makes us different
We start with the plan and the honest budget conversation up front, so the expensive decisions get made on paper, not on the job site.
We give you a range, tell you exactly what it includes, and name what it does not — land, site work, utilities, finish upgrades — before they turn into surprises.
Design, budget, land, financing prep, and builder readiness connected into one path, instead of five that never quite meet.
Solvara coordinates and makes qualified introductions to builders. We never pose as your general contractor, which keeps us on your side of the table.
The drawings matter, but the real product is the organized path from a rough idea to a project that is genuinely ready to build.
Founded by Jacob, who has personally performed nearly every trade it takes to build a home. The planning is grounded in real jobsite experience.
The process is the product
Building types are the front door. What you are really hiring is the process — the same phased path, whatever you build.

We design what you want and get it on paper — while we line up your lender and land connections in parallel.
Budget Alignment
Once you are pre-approved, we compare the design against what you can actually build and set what final design should adjust.
Final Design & Construction Docs
The detailed construction drawings — designed to your buildable budget, working through the big-ticket cost drivers.
Engineering & Metal Package
Engineering coordination when required, and real supplier pricing on the metal building kit.
Contractor Path
Qualified introductions to construction professionals, so you can move toward building with the right team.
Where the line is
When it is time for construction pricing, we make qualified introductions to builders — introductions, not placements, approvals, or guarantees. Keeping that line clear is what lets us stay on your side of the table the whole way through.
We are honest about fit, too. If the budget and the scope do not line up, we would rather adjust the plan than design something you cannot build.
Common questions
No. Solvara is a preconstruction planning and coordination company. We design plans and coordinate budget, financing prep, engineering, and builder readiness, then make qualified introductions to builders. We do not build the home ourselves.
It depends on the state, the size, and the finishes, which is why we always show a range with the exclusions spelled out rather than one number. You can see current planning ranges on any state cost page, and we build your specific range during planning.
Solvara serves 14 states, including Texas, Florida, Tennessee, Georgia, and Virginia, with more coming online. Wherever you build, the process is the same: plan first, budget honestly, then coordinate the path to construction.
Yes. During Preliminary Design we help connect you with lenders and, if needed, land, so you learn what you can afford to build and where before you go too far.
Because a builder can only price something real. Defining the plan and scope first is what makes contractor proposals accurate instead of a guess, and it is what protects your budget.
A designer hands you drawings. Solvara hands you a coordinated plan, a grounded budget, financing and engineering readiness, and a path to a builder — the organized path between the idea and a project that is ready to build.
