House plans & design

It starts with a plan. We design it.

Whatever you're building — a barndominium, a custom home, a metal building — it begins with a plan. Solvara designs custom house plans, drawn to your needs and your budget, from preliminary design to final construction documents. We design and coordinate; we are not the builder.

Every build starts here

Design is the first gate — and the one thing every project has in common. Before you can get a real budget, talk to a lender, or ask a builder for a price, you need a plan on paper. That is where Solvara starts.

We design custom plans for your project — not stock downloads, and not a generic plan you have to make fit. We produce the drawings, ground the budget against them, and coordinate what comes next. We are not the builder or general contractor, and we coordinate engineering rather than stamp it ourselves.

How the design works

Two stages, so you test before you commit.

You get to react to a preliminary plan before designing and paying for a full construction set — so the design and the budget stay honest with each other from the start.

See the Full Process

Preliminary Design

A floor plan and exterior direction you can react to — enough to see the layout and size on paper and get the design right, while we line up your lender and land connections, before you pay for a full construction set.

Final Design & Construction Documents

The detailed, dimensioned drawings your trades and your building department need — coordinated for your project and your jurisdiction, with engineering brought in where it is required.

Why the plan comes first

The budget and the lender both need a plan to work from.

The two biggest gates in any build are a grounded budget and financing, and neither one moves without a plan. We design first, align the budget against the actual drawings, then help you get organized the way a lender will ask for it — so design and financing move together instead of stalling on each other.

Start with a plan

What you walk away with

01

A preliminary floor plan and exterior direction, drawn to your needs and budget

02

A coordinated final construction set your trades can build from

03

Revisions handled in rounds, so design and budget stay aligned

04

Assumptions, exclusions, and next steps named in plain language

On paper first

A plan drawn around what you want — before the first board is cut.

One design flow, every building type

Whatever you're building, it starts with the plan.

Barndominium, custom home, metal building, or a smaller affordable home — the design process is the same. Pick the front door that fits, and it all runs through the same drawings.

Design questions, answered

Straight answers, up front.

Does Solvara design custom house plans?
Yes — that is the core of what we do first. We draw custom plans for your project, from preliminary design through final construction documents, tailored to your needs and your budget. Every barndominium, custom home, or metal building starts here.
Are these stock or pre-made house plans I can download?
No. We do not sell off-the-shelf stock plans. Solvara designs a custom plan around your specific needs and budget. If you already have a plan you love, we can work from it — but what we produce is drawn for your project, not pulled off a shelf.
Why does design come before everything else?
Because almost nothing else can happen without a plan. A grounded budget, a lender pre-approval, an engineering review, and a real builder bid all need drawings to work from. Design is the first gate — it is what turns an idea into something you can price, finance, and build.
Do you handle engineering and permit requirements?
We produce construction documents and coordinate engineering when your project and jurisdiction require it — sealed by a licensed engineer where needed. We are not the engineer of record, and permit requirements are set by your local authority, so we prepare the set to hold up to review rather than promise an outcome.
Is a rendering the same as a construction plan?
No. Renderings are visual aids that help you see the design. The construction documents are what actually get built from. We keep the two clearly separate so nothing gets lost in translation.
