Barndominiums in Virginia, planned and budgeted honestly.

Solvara coordinates the design, grounds the budget, and gets your Virginia barndominium build-ready — then connects you with a builder. We plan and coordinate; we are not the builder.

Barndominiums in Virginia

A barndominium is a home built on a metal or post-frame structure — a steel frame with a metal exterior — that puts living space, garage, and shop under one roof. Across Virginia's rural counties and valleys, it's one of the most flexible ways to build.

Solvara plans the barndominium and grounds the budget before you ever talk to a builder. We are not the builder or general contractor — we get you build-ready, keep the kit price and the finished-build cost honestly separate, and connect you with the right people to build it.

What to actually expect

What a barndominium really is — and isn't.

Barndominiums get oversold and misunderstood in equal measure. Here is the grounded version before you plan one, so the design and the budget start from reality.

Steel or wood — both count

The frame can be steel (a metal building) or post-frame (wood posts set in the ground). Both are barndominiums. The exterior is usually metal siding and a metal roof, but that is a choice, not a rule.

Simple shapes, on purpose

Most are straightforward rectangles — fewer corners, one big roofline. That simplicity is part of what keeps them efficient to build, and it is worth leaning into rather than fighting.

“Cheaper” is a myth to watch

The shell can be economical, but a finished barndominium is priced like any home: finishes, site work, and scope drive the number. It is not automatically cheap, and anyone who promises that is skipping the honest math.

Often more shop than house at first

Plenty of people start with more shop than living space and finish the interior over time as budget and family grow. Planned right, that makes a barndominium one of the more honest ways to phase toward a budget.

The number that trips people up

The kit is not the house. We keep them separate.

A metal building kit is the steel package — not the finished home. Plenty of Virginia barndominium budgets blow up because someone quoted the kit and let it sound like the all-in cost. We show you both numbers as honest ranges and never blend them.

Get your Virginia range
Finished barndominium — total under-roof
$237.50to$287.50/sqft

Virginia's blended under-roof rate — living, garage, and covered porches combined, sub-slab plumbing and up.

Metal building kit — the steel package only
$54to$75/sqft

What Solvara coordinates and supplies. Excludes site work, foundation, finishes, and erection labor — never the all-in cost.

This is a planning range for total under-roof square footage — living space, garage, and covered patios/porches combined — based on current scope and assumptions and subject to review. It covers the home build from sub-slab plumbing and up. It does not include land, site work, utilities, septic or well, driveways, or finish upgrades. A precise number requires plans and lender pre-approval — until then, any figure is an estimate, not a quote or guarantee.

What moves the number

What drives a Virginia barndominium budget.

No two barndominiums cost the same. These are the levers we walk through with you during Budget Alignment — out loud, before the design outruns the money.

  • 01Total under-roof square footage — living, garage, and covered porches all count
  • 02How much of the shop or garage space you finish out as living area
  • 03Ceiling heights, big sliding doors, porches, and roofline complexity
  • 04Site conditions — access, grading, utilities, septic or well (all separate from the build)
  • 05Finish level, from builder-grade to custom cabinetry and appliances

Straight talk

Looking for a "turnkey" barndominium builder?

"Turnkey" means a builder hands you a finished home. That is a builder's job, not ours — and we won't pretend otherwise. Solvara gets your barndominium planned, priced, and build-ready, then makes qualified introductions to Virginia construction professionals who can actually deliver it.

When you know exactly what you're asking a builder to price, the whole conversation gets shorter and more honest.

Barndominium questions, answered

Straight answers, up front.

What is a barndominium?
A barndominium is a home built with a metal or post-frame (barn-style) structure — often steel-framed with a metal exterior — that combines living space with garage, shop, or storage under one roof. In Virginia they range from simple shop-houses to full custom homes that happen to use a steel frame.
How much does a barndominium cost to build in Virginia?
As a planning range, about $237.50–$287.50 per square foot of total under-roof space (living, garage, and covered porches combined), from sub-slab plumbing and up. That excludes land, site work, utilities, septic or well, driveways, and finish upgrades. A precise number requires finished plans and lender pre-approval.
Is a barndominium kit the same as a finished barndominium?
No. A metal building kit runs about $54–$75 per square foot, but that is the kit itself: the steel package. It does not include site work, foundation, interior finishes, or the labor to erect it. Solvara keeps the kit price and the finished-build cost clearly separate, never blended.
Does Solvara build barndominiums in Virginia?
No. Solvara is a preconstruction planning and coordination company, not a builder or general contractor. We get your barndominium build-ready — plans, budget, financing and engineering prep — then make qualified introductions to construction professionals who build in Virginia.
Can you plan a barndominium if I only have a rough idea?
Yes. That is the point of Phase 1: Preliminary Design. We turn a rough idea, a photo you saved, or a napkin sketch into a floor plan and exterior direction you can react to — before you commit to a full construction set or a builder.
