Ask ten people what a barndominium is and you will get ten answers, most of them involving the word "barn" and a slightly raised eyebrow. So let us clear that up first, then get to the decision that actually matters.

A barndominium is a home built on a metal or post-frame (barn-style) structure, often steel-framed with a metal exterior. A custom home usually means a traditional stick-built, wood-framed house. Both can be fully finished, fully custom places to live. The part that surprises most people: in our planning model, the two land in the same under-roof budget range. The choice comes down to trade-offs, not a magic price gap.

The cost myth, straight

Here is the honest version most sales pages skip: a barndominium is not automatically cheaper than a custom home. We plan both to the same under-roof range for your state, because once you finish the same square footage to the same level, the cost lands in the same place.

So why do so many people believe barndominiums are cheaper? Usually because they start simpler. More shop, less finished living space. Plainer finishes to begin with. A shape that is quick to frame. Those are choices that lower the cost, and you can make most of them in a custom home too. The steel itself is not the savings.

One number that is genuinely separate is the metal building kit. That runs about $54 to $75 per square foot, but that is the kit, the steel package alone, not the finished home. We never blend the kit price into the all-in build cost.

This is a planning range for total under-roof square footage — living space, garage, and covered patios/porches combined — based on current scope and assumptions and subject to review. It covers the home build from sub-slab plumbing and up. It does not include land, site work, utilities, septic or well, driveways, or finish upgrades. A precise number requires plans and lender pre-approval — until then, any figure is an estimate, not a quote or guarantee.

Is a barndominium cheaper than a custom home?
Not inherently. In our planning model both are planned to the same under-roof range for your state. The savings people associate with barndominiums usually come from simpler layouts, less finished space, or plainer finishes to start — not from the steel itself.
Can a barndominium look like a regular house?
Yes. The exterior can be finished with siding, stone, board-and-batten, wood, and traditional rooflines. Plenty of barndominiums read as normal custom homes from the street.
Are barndominiums harder to finance?
Sometimes. In areas where barndominiums are less common, a lender or appraiser may have fewer comparable sales to work from. It is worth confirming with your lender early, which is part of what our financing-preparation step is for.
